A self-storage business
with 31 stalls. The older stalls were built in
1997 and the newer ones were built in 2003 - with
a total of 13,296 square feet of storage. We
average 99% occupancy with our stall rentals.
A 1998 Oakcreek
manufactured home with 2,048 square feet which
includes 3 Bedrooms, a Parents Retreat/4th
Bedroom/Office, 2 Bathrooms, Living room/Den
and a Formal Dining area, Utility room. Air
Conditioner was upgraded in June 2004, and in
Oct. 2005 a new 30 year roof was installed.
All this is contained on 3
acres fronted on 2 sides with paved streets. There is
approximately 250 feet of frontage on Hwy. 150 (which is
the main highway in Coldspring, Texas) and 507 feet of
frontage on Weaver Rd. We have built the facility so that
it can be added on to very easily. The 7,500 square foot
shop can be converted into a showroom and/or another
service area could be added to the rear of the building.
And if you do not want to maintain the storage business,
the service could be moved into the storage buildings.
There is also room to easily add 9 more stalls with the
existing driveways, plus 7 or 8 additional stalls could
easily be added if more driveways were added.
